The Durham Performing Arts Center has risen to become the 9th most attended performing arts center in the United States. That means, if Greensboro's movers and shakers plan to best Durham then they're going to need more space than downtown has to offer. That is, unless a lot of downtown business owners are prepared to be bulldozed.
The already City owned, little green circle on Phillips Avenue can provide that much space and more at half the cost of building downtown. Do the math.
You see, that's the problem with thinking only within 99 blocks-- there just isn't space for everything you'd like to put there.
