On Theater of Theater and Theater of Mega-sites

Economist Thomas Sowell has observed that ninety eight percent of political propositions are notional. That is, rather than the proposition being based upon empirical evidence the proposition is based on the world view of the politico sponsors of such proposition.

Further, Sowell observes that the notional proposition is sold by the sponsoring politicos on its first stage economic consequence whereas the n’th stage economic consequence of such proposition, in the main and upon normal occasion, suffers from cascading negative economic consequences. The first stage economic consequence in many cases is positive. If one spends plenty of resources on notional proposition X, surely something positive in the very short-run will occur. Or in the words of Michael Farr regarding the “stimulus package” of The Great Recession followed by the not so great expansion: “If you throw three trillion dollars at a dead race horse even that horse will get up and do a couple laps around the track for you”.

Going one step further, Sowell observes that when n’th stage cascading negative economic consequences occur, the original sponsoring politicos pay no price for being wrong (other than non-reelection for those few still in office) as most are either dead or retired from politics. The price for being wrong falls on the taxpayers alive at the time the price comes due e.g. Social Security and Medicare which are unfunded entitlements sucking away nearly 99% of federal revenue by 2027. But you say nay, nay! The sponsors have “economic impact studies” explaining great and wonderful things are just over the horizon if the resources will be allocated to the notional proposition. Maybe not so much. How so? Economic impact studies, where those engaged in econometrics enjoy humoring themselves, are notorious for confirmation bias. Moreover, the economic impact study fails an important test of economics: Compared to what? One would have to prepare an economic impact study regarding every alternate possibility (every opportunity cost) to see if those alternatives created greater or lesser results than the economic impact study cited by the sponsors. Which brings one to F.A. Hayek and “mal-investment”. Albeit mal-investment is many times associated with central banking authorities and artificial interest rates related to credit, one can argue mal-investment is a political creation as well. As hard as it is for politicos to understand, spontaneous/emergent order is the market place. Hence free people in a free market making decisions based on their particular time and particular circumstance, the summation thereof, creates the market and what one sees being demanded and supplied. Central planning, creating a supply of what the few demand (theaters and mega-sites) does not match what the many demand through the emergent order of the market place. Hence resources are diverted to a supply that creates sub-standard results and hence mal-investment. (8) (9)

If one looks at the economic results of Greensboro and Guilford County 1990 to present, one sees an economic laggard. If one looks at the last twenty five years one might conclude a series of politico lead mal-investment has occurred, the accumulation thereof, creating abysmal economic results.

Maybe, just maybe, political answers to economic questions and the plans of the few vs. the plans of the many really do cause n’th stage negative cascading economic consequences. Build It And They Will Come... Someday

Watch this video of the biggest city that never was:



Now let's apply what you learned from the video to projects going on locally, say our Downtown Performing Arts Center and the Greensboro-Randolph Megasite.

Now think about that for just a minute. Should any one of the Edwards Air Force Base, the Mojave Air and Space Port, California Correctional Center or the Hyundai/Kia Proving Grounds close their doors, California City goes bankrupt as people leave town in search of jobs.

"Only 807 workers lived and worked in California City in 2006. This was 24.3% of the city's population. 31% of the male population were public administrators in 2006. Public administration is the most common job in California City. *City-Data.com

807 workers in 2006 in a city with a population of 8,385 as of the year 2000? Where did they all go?
"According to the census[13] of 2000, there were 8,385 people, 3,067 households, and 2,257 families residing in the city. As of 2006 the city's population grew 8.9% from 12,106 to 13,219. California City outpaced rivals Palmdale and Lancaster, making the city the 12th fastest growing city in California."

And they're calling this place a success?

Sure, like the video said, California City was a success for the developer who sold every lot but was it a success for all those people who bought into his plans and were able to sell the properties they bought? Was it a success for all those people who picked up and left between 2000 and 2006? Are speculators who bought up downtown Greensboro properties about to loose their asses? Are taxpayers going to make sure they don't?

And what about that megasite? As Mayor Vaughan is quick to tell us, there are no investors in the megasite-- the bills are being footed by the taxpayers. But commercial real estate agents will sell the properties and commercial real estate developers will develop the properties... All at taxpayers expense.

And even if it takes a hundred years to fill it up they will always call it a success. Just like they still tell us that the $120 Million Dollar Fed Ex project that promised 1,500 human workers and delivered only robots was a success.

There needs to be a new measure of success in America and that measure needs to be sustainability. When I'm elected Mayor of Greensboro I will make sustainability our measure of success.

Randolph County Megasite Con Update

"Randolph County to add more land to megasite to attract auto manufacturer

Randolph County is taking steps to buy a second batch of properties in the proposed Greensboro-Randolph Megasite that regional leaders hope will attract an automobile manufacturer.

As Mike Barber is a direct beneficiary of Bryan Foundation money
via First Tee of the Triad,
through which he pads his income along with Greensboro taxpayer support 
Mike Barber had a conflict of interest
and should not have voted on Jim Melvin's Megasite project.

...The county commissioners will hold a public hearing on June 1 to consider their second purchase, which will likely be similar to the earlier deal, according to Darrell Frye, board chairman.

No mention by the News and Record
of a certified ready to go site about 10 miles away 
from the Randolph site
that would cost Greensboro taxpayers nothing.

...The county is working with the nonprofit Greensboro-Randolph Megasite Foundation, which owns or has options to purchase more than 1,300 acres in what officials hope will be part of an 1,800-acre site.

If the Randolph commissioners approve a purchase on June 1, they would probably have 90 days or more to raise the money and complete the transactions as they did for the most recent purchase, Frye explained.

to take from Greensboro and Randolph County taxpayers?

The foundation’s purpose is to continue assembling a tract of land in Randolph County, through the acquisition of properties by entering into options and contracts to purchase properties, to attract advanced manufacturers to a megasite of 1,300 acres or more.

According to the foundation bylaws, the foundation will also promote the construction of water-sewer lines to the project; seek funding from a variety of sources to buy land; and develop the property and market it.

No mention of Triad First Capital.

...The Bryan Foundation bylaws allow it to only provide funding to nonprofit organizations. The creation of the megasite foundation will allow the Bryan Foundation to continue providing land acquisition funding for this project.

as to who was funding the land purchases
before the vote on utilities for the site.

It appears that Greensboro's City Council 
was not in possession of who's "private monies" 
are involved in the Randolph project before the vote.

The creation of the foundation does not impact properties purchased by Randolph County, according to officials. The 12 parcels consisting of approximately 255.13 acres will remain owned by and under the control of Randolph County.

During Monday’s meeting, County Attorney Ben Morgan is also expected to give an update on the megasite land purchases.

Randolph County now owns 255.13 of about 1,350 acres
with more that needs purchased.

If 255 acres is worth about $4.2 million, 
there are another 1,095 acres PTP controls.

255 is about 19% of 1,350.

If the 255 acres was about $4.2 million,
each acre went for about $16,471 a piece.

1,095 x $16,471 = $18,035,745 more
for what the PTP currently controls
and more for what isn't under contract.
