Nido Qubein; How much economic growth could Greensboro lose if High Point builds a baseball ballpark area like Greensboro's?

"Nido Qubein  is an American Lebanese-Jordanian businessman, motivational speaker, and President of High Point University since 2005.

He received his Associate's Degree in Business from Mount Olive College...

He earned his Bachelor's Degree in Human Relations from High Point University in 1970, and his Master of Science in Business Education degree from the University of North Carolina at Greensboro

...in 2009, he was awarded an Honorary Doctor of Letters in Humanity degree from the University of North Carolina at Greensboro.

Should we really be call Nido "Dr."?

He has served as Chairman of the Great Harvest Bread Company since 2001 on the Board of Directors of BB&T since 1990 and La-Z-Boy Corporation since 2006.

How much money does HPU owe BB&T?

Since 2005 when Qubein became the seventh president of High Point University, he has nearly tripled the number of faculty, tripled traditional undergraduate enrollment, and added four academic schools.

If the stock market falls 50%,
how many of HPU's students will be able to continue their education
at one of the priciest schools in the country?

Qubein is notable for being the third or fourth highest paid college president in the United States, earning $2.9 million a year in 2013.

Why take so much from so well off few Nido?

What is the average debt load of a HPU graduate compared to their income
five years after attending HPU?

...Qubein has written 11 books, including titles like "How To Communicate Like A Pro"

https://en.wikipedia.org/wiki/Nido_Qubein

Nido is an amazing communicator

Maybe a little too amazing

With his contacts and fundraising experience, Dr. Qubein led HPU in raising $300 million in gifts and pledges without a formal campaign.

All three of his alma maters bestowed upon him honorary doctorates.

Nido gave himself a doctorate...

His business ventures included helping to grow a bank in 1986, and today he serves on the board and has chaired the executive committee of BB&T, a Fortune 500 financial corporation with $185 billion in assets and 35,000 employees.

He is the recipient of the highest awards given for professional speakers including the Cavett (known as the Oscar of professional speaking), the Speakers Hall of Fame, and Sales and Marketing International’s Ambassador of Free Enterprise.

Nido is a very good salesman,
not unlike Bernie Maddoff

Toastmasters International named him the Top Business and Commerce Speaker...

"Democrats in Congress and the Obama administration have spent the past three years going after for-profit colleges in an effort to combat fraud and misuse of federal student aid monies. Some policymakers were careful to cast the onslaught as an attempt to root out bad actors.

...for-profits will skimp on education and spend their resources on the things that drive their stock price—marketing and recruiting. In order to avoid wasting federal student aid dollars on such useless expenses, Democrats have argued that the government should regulate access to student aid on the basis of an institution’s tax status. Non-profit? No problem. For-profit? Let me see your hands.

...In 2005, High Point hired Nido Qubein, a motivational speaker, to serve as its president. Qubein proceeded to invest nearly $700 million in the campus, constructing shiny new buildings, high-end dining halls, and a ridiculous array of amenities that would make the manager at a Four Seasons blush. As Businessweek points out, this is a very expensive way to grow the brand. Moody’s downgraded their bonds to junk status after the campus borrowed $165 million in just a few short years.

...In 2010, according to High Point’s annual IRS filing, [Qubein] received a deferred compensation package that boosted his pay to $1.38 million. IRS filings show the university pays almost $1 million annually to his family’s public-relations and consulting business, now headed by Qubein’s 28-year-old daughter, Deena Qubein Samuel.

...when a nonprofit university feeds at the federal trough to the tune of $700 million in fountains, marble, and a certified “Director of WOW,” policymakers don’t bat an eye because they don’t pay out dividends to shareholders?"

"The top-paid private college president in North Carolina isn’t at Duke, or Wake Forest, or Davidson. It’s High Point University's president. He received a total compensation package of nearly $3 million in 2013. That’s the third largest private school pay package in the country, according to The Chronicle of Higher Education.

High Point University President Nido Qubein is a motivational speaker and a businessman. He was a university trustee until the board decided to hire him."

"...It seems like Qubein isn’t having any trouble finding private money for amenities, a hotel, apartments, a team, and a stadium name.  If that’s the case, is it possible that maybe there’s private money out there that could be found for the ballpark itself?  Rather than asking taxpayers to be on the hook for $30 million for a new stadium, perhaps High Point should slow down and explore the idea with private investors.

...if they’re willing to put up millions for a hotel, but not to build a stadium, then perhaps that should serve as a warning to the city of High Point.  If there really isn’t sufficient private interest in building this ballpark, then maybe it’s not such a wise investment after all.  Either way, the city should be very wary of spending $30 million on the project."

"Where Will You Be When the End Game Begins?"; The End Game Already Began Somewhere around the Tech Bubble burst of 1999 and 2000

"Like an intricate and interwoven design made entirely of standing dominoes, all it takes is a slight disturbance to knock [a piece] of the financial economy] one off its base and start the cascade of toppled consequences running down the line [just like 2000 and 2008 and now].

...sometime later, a specific projectile [may] be (most likely falsely) identified as the blunt instrument which tore economic flesh asunder and quickly bled the system of ‘liquidity’ faster than a slash to the femoral artery.

Like last Friday's employment report

If local consumers
are prevented from borrowing more money from the financial industry
or see gas prices going up while employment falls...

Too late to make a difference, tourniquets will be applied to stem the red tide. Sadly, all it will accomplish is to extend economic life long enough to enable a final frenzy of looting...

2000 bubble, different 2008 bubble,
the same only different 2016 bubble, except this one is by far the biggest

...a compromised entity already deathly ill, continuously pumped with toxic drugs and stimulants, stressed beyond compare by various Rube Goldberg financial devices, constantly monitored and regulated to assure compliance to artificial standards no natural system would ever adhere to, is always one disturbance away from disaster.

Negative interest rates, money printing and lending to many
who most likely will be unable to repay as job losses mount is where we are now

Thus the stage is set for the dark thirty triggering event.

Maybe a presidential candidate getting shot?

Maybe a Hillary indictment?

The world's Feds won't let financial markets correct
until they can't do it anymore as too many understand the fraud

While several likely scenarios can be put forward regarding the sequence of events that might follow the triggering (as well as the trigger itself) the precise chain of events is ultimately of little importance since millions of fingers are resting on the trigger and trillions of dominoes await their inevitable fall...

...a long term mass casualty event of such strength and scope as to be inconceivable, therefore impossible, for the average cloistered mind to comprehend.

Just like 2000, 9/11 and 2008

...Into the valley of death rode the [most of Earth's human population]

...where we are headed is not where we want to be.

...If the community, already dealing with great stress and turmoil, finds ‘us’ of less value than our ‘stuff’, they will take our stuff and leave our rotting carcass behind.

Which is why downtown Greensboro most likely won't make it
as a viable economic zone for mostly white suburbanites
as it sits immediately next door to one of NC's most poverty stricken areas
which is turning into a bigger shooting gallery than it already is

...One must be willingly deaf, dumb and blind not to hear the propaganda on the boob tube, understand the game theory being played out and see the bleak writing on the wall.

[Greensboro's] controlling regime, whether it is defined as the elite, the one percent, shadow government, deep state, corpocracy, fascism or whatever label we use to mindlessly identify, compartmentalize and thereby cognitively diminish, will use any and all means at its disposal to defend itself when it perceives itself under attack. And the term ‘attack’ is loosely defined to encompass any perceived danger real, imaginary or falsely concocted.

Mike Barber's taxpayer funded First Tee, Justin Outling's law firm,
Tony Wilkin's Art Pope and John Hood hate bus,
Nancy and Don Vaughan's methane take, Nancy Hoffmann's DGI take,
Zack Matheny and his clients on the board who put him there
to raise money from Greensboro's taxpayers to line pockets etc...

...never underestimate the time, energy and effort seemingly intelligent and worldly people will invest in constructing an alternative reality they wish to believe in. As a corollary, never underestimate the time, energy and effort an oppressive and controlling regime will invest in promoting an alternative reality the population wishes to believe in.

Nancy Vaughan and the rest of City Council
wants you to believe everything is going to be okay
as long as Zack and friends makes money

A self deluded populace is more easily controlled and directed than one whose sticks and stones, when used in anger, may break the elite’s bones. If the population wants to believe in fairy tales, give them fairy tales they can love, honor, cherish and defend. If they don’t, convince them they should believe by any means possible.

A Performing Arts Center approved by City Council without a referendum
with Accounting Control Fraud provided by City Staff and paid for consultants
while baiting the population with misdirection with a bond referendum
which looks to line the pockets of contributors with rental properties in East Greensboro

...Problem, reaction, solution is their trade craft, the government bureaucracy their blunt instrument, a corrupted legislature the enabler and creator of the unconstitutional and immoral laws, a co-opted and controlled press their sympathetic choir and the judiciary the final fraudulent arbiter of the chains that bind. Make no mistake about it, every ‘government’ at war with its people makes certain its actions are ‘just and lawful’, particularly when they are patently not.

Greensboro has the best, openly co-opted press in North Carolina
thanks to Roy Carroll and Warren Buffett
who have their publications overlook their own transgressions
while highlighting the faults of competitors
while Susan Ladd tries to save nature preserves as distraction

...Clearly the rapidly increasing capacity of the powers-that-be to surveil, subvert, suppress, subdue, subsume and slaughter is self evident to all but those who are desperate not to see. Or, in what is more likely the case, are either paid not to see or wish to continue to be paid if blindness is feigned and cooperation assured.

Greensboro's City Council and Staff are paid to not see what they should
not for the benefit of our community,
but for the benefit of their benefactors behind the curtain of the OZ machine

...the controlling elite are expert at employing propaganda and psychological operations to turn Jane against Joe, thereby minimizing the effectiveness of the opposing force.

...Organized revolution requires both the will and a way. And by ‘way’ I mean money. Any money procured by, or offered to, a resistance always comes with strings attached. Often the money comes directly from the controlling elite itself via back channels designed to subvert, misdirect or implode the resistance. Or it might come from an enemy of the Empire, thereby making you a proxy and not an independent force. Someone’s bitch, plain and simple.

...If you have any moral qualms with using the methods of Empire against the Empire, this fight isn’t for you.

...Ninety percent of the population is hopelessly compromised, whether spiritually, morally, medically or pharmaceutically, psychologically, financially or ideologically. To believe otherwise is to engage in self deception. The vast majority will never oppose the Empire in any consistent or meaningful way.

Greensboro

...in the words of Morpheus, “You have to understand. Most of these people are not ready to be unplugged. And many of them are so inured, so helplessly dependent on the system that they will fight to protect it.” ...While the puppeteers are a relative few, they leverage the minds of millions far more effectively than if the bodies were simply cannon fodder.

...Those compromised by the system will beg the corrupt system to save them from the collapsing system, an errand vigorously pursued by unprepared and panicked fools along with the ever present groveling sycophants.

Desperate men do desperate things.

Like stealing from taxpayers via bought and paid for Council members

...Those pursuing a plan of divide and conquer while reaping the spoils will not panic when it’s playing out as expected.

The greatest danger to us and our loved ones is ...our refusal to deal frankly and honestly with our own personal shortcomings and denial. Our unwillingness to soberly assess ourselves and our surroundings circumvent any proactive response by us to a worsening situation.

...To believe one can effectively time their escape to greener pastures just ahead of the initial imposition of the financial lockdown is not dealing with reality, other than one produced by the self deceived.

...all that is necessary for the triumph of evil is that good men do nothing. I do not propose nothing be done.

...The ugly, and self evident truth is the vast majority of us wish to partake of the spoils of Empire while denying Empire and the means by which it acquires the spoils. ...We pontificate about high moral aspirations while decrying the despicable greed and self interest of the elite and powerful. Yet our perceived ‘enlightened’ self interest dictates our own (in) action even if it ultimately undermines us as well as our family and friends.

Who are we kidding if not our ‘self’?

...To change the world I must first change myself. To approach this in any other manner is to adopt the techniques and mindset we decry as dishonest, disingenuous and corrupt.

...to break from the herd and look squarely in the mirror requires a fearless self examination and assessment, precisely what we are conditioned to avoid at all costs in our mindless pursuit of self absorbed consumerism. The promoted myth is simple enough; when we exit the education indoctrination system the only remaining items left to pursue are specific skills required to further our ‘career’, which in turn provides the money to pay the debts that support the self destructive consumer lifestyle.

Turning our back on this meme and consciously choosing a life ...not aligned with the bargain we struck with the system back when we entered grade school all those years ago [is turning your back on most of what you were told to believe]"

China Containerized Freight Index; What Greensboro's elites and purchased puppets don't see coming

China-Containerized-Freight-Index-2016-04-15
http://wolfstreet.com/2016/04/17/china-ocean-freight-index-collapses-to-record-low/
"Relentless deterioration meets stunning overcapacity.

...This chart shows the continuing collapse of containerized freight rates from China to the rest of the world:

...China’s exports have plunged...

The amount it costs to ship containers from China to ports around the world, a function of the quantity of goods to be shipped and the supply of vessels to ship them, just dropped to a new historic low.

The China Containerized Freight Index (CCFI) tracks contractual and spot-market rates for shipping containers from major ports in China to 14 regions around the world. It reflects the unpolished and ugly reality of the shipping industry in an environment of deteriorating global trade.

For the latest reporting week, the index dropped 0.6% to 636.14, its lowest level ever.

Think Rick Lusk, Larry Davis or Jim Westmoreland see the implications?

I assure you they don't

They are too busy justifying taxpayer funded handouts to City Council's patrons

For the January through March period – to iron out the monthly volatility associated with the Lunar New Year holiday – exports are down 9.6% year-over year.

Specifically:

To the US -8.8%
To Hong Kong -6.5%
To Japan -5.5%
To South Korea -11.2%
To Taiwan -3.7%
To the countries in the ASEAN -13.7%
To the EU -6.9%
To South Africa -29.6% (!)
To Brazil -47.2% (!!)
To Australia -1.9%
To New Zealand -12.4%.

...what had already been an overcapacity problem turned into a self-inflicted nightmare for carriers. They’d assumed ever since the bouts of QE and zero-interest-rate policies started that central banks had their back. They’d smelled the lure of cheap money. And they’d fallen for the central-bank propaganda that “bold” monetary policies could actually stimulate the real economy, the goods-consuming economy. And so, imagining years of big-fat growth, they ordered ships, including the newest mega-sized container ships. And as these new ships were delivered over the past couple of years, carriers embarked on a fight for market share by cutting prices.

This culminated in 2015 with the delivery of new ships that added a record 1.7 million TEU of capacity to the global fleet, just when growth in global trade was grinding down.

...The Chinese have among the highest savings rates in the world. But 75% of their wealth is in real estate. They’ve overinvested in one illiquid and bubbly asset that they wrongly believe can only go higher. But when prices break down, it will devastate consumer demand and reverberate around the world.

...China’s unprecedented real-estate wealth implosion will make Japan’s look benign. Cities like Vancouver, Sydney, Melbourne, Singapore, San Francisco, L.A., New York, and London – anywhere that thrives on affluent Chinese laundering their money out of their country – will hear that sucking sound as well!

Real estate prices are beginning to plummet in many cities. With 75% of Chinese wealth tied up in real estate, the implosion of this bubble will trigger the domino effect, just when the foundations of the over-indebted economy are already cracking. It will devastate the economy and reverberate around the world.

The Great Steven Tanger Performing Arts Center Lie; Part 28; Building Materials

It's just a flat out lie gentlemen.

You are lying to your readers.

Don't you have any sense of right and wrong?

Some kind of moral compass?

Something that prevents you from willfully misleading your readers?

Do you realize you are part of an effort to commit fraud upon the public?

"Your news is half illusion Allen, Doug, Jeff, Joe etc...

You are paid to keep those in Greensboro who bother to read your rhetoric joined to the status quo of our oligarchs.

Some of the truth which makes it through your news machine is wrapped in layers of manipulation.

The public is lied to by our local government, elected leaders and business class and you report it as truth.

That makes you of them.

Your newspaper is where the local yokels get informed, government officials flat out lie for a massively corrupt City Council elected with your endorsements.

The TV stations recycle opinions from the News and Record and Roy's Rhino.

Greensboro's population has been rendered slaves by your hands via garbage propaganda.

That's about $12,168,000 in give aways you didn't mention Allen and Doug.

It's called a lie of omission right after another rigged election.

Why no disclosure that Arts Greensboro pays the News and Record for puff pieces, and that the $120,000 per year is pie in the sky garbage projections?

North Carolina, Greensboro and Guilford County, only different = Why NC Treasurer Janet Cowell isn't seeking reelection

"[Retirement System] may lower its return target; taxpayers may have to contribute more

Experts have warned for years that the state's largest public pension plan has overestimated how much its investments will earn, leaving taxpayers to pay billions of dollars more than expected.

Now the board of the California Public Employees' Retirement System is reconsidering.  As soon as Wednesday, the fund's board could approve a plan that would slowly reduce to 6.5% the current 7.5% it says it expects to earn on its investments.

North Carolina Teachers,
State Employees and Local Government; 7.25% Unrealistic 'Expectation'

For taxpayers, that seemingly small change is significant.

Consider the average California Highway Patrol officer who now earns $105,000. Taxpayers currently contribute $47,000 a year for that officer's pension.

If calculated using an expected investment return of 6.5% instead, according to CalPERS documents, the taxpayer contribution would be $68,000 — an increase of more than 40%.

North Carolina Teachers,
State Employees and Local Government; 7.25% Unrealistic 'Expectation'

"It has understated pension debt dramatically," said Joe Nation, a professor at Stanford's Institute for Economic Policy Research...

"They've been able to convince a lot of people things are OK when they aren't."

Many experts believe that even the 6.5% estimate is too optimistic.

The average corporate pension plan now uses a rate of 4% to determine how much money needs to be contributed

...by overestimating expected investment returns, CalPERS and other pension funds have hidden the true cost of public worker retirements.

Most of what local government, school and state employees
have been told by the News and Record about the state's pension plan
has been a lie, and they won't say they are sorry,
because their excuse is they didn't know
as they are mostly financially illiterate
and stenographers for socialist/fascist fallacies
regurgitated by 'friendly' political allies
who profit from the contributions of 'supporters'
who profit from overcharging North Carolina's pension system
just like the 'folks' who run Warren Buffett's financial businesses do.

...Currently CalPERS says it is short about $117 billion for pensions already owed to government employees. That debt was calculated by assuming it would earn an average of 7.5% on its investments for decades into the future.

That hole would deepen more than 50% to $178 billion if the rate of 6.5% was used instead...

What would the shortfall be for North Carolina?

Most would think our press would ask,
but they don't, and most likely won't untill it's too late
or the New York Times reports it
and the top execs working for Warren Buffett wax poetic
as his banks make money from overcharged North Carolina employees
via the Stable Value Fund in Janet Cowell's pension fund

...California cities have been forced to cut services ranging from police patrols to library hours to cover fast-rising payments to CalPERS. Skyrocketing retirement costs were at least partly to blame for the bankruptcy filings of three California cities in recent years, including Stockton and San Bernardino.

..."This is going to be pretty tough for a lot of cities," said Rudy Fischer, a council member in Pacific Grove, where pension costs are expected to soon consume as much as 30% of the general fund — up from 20% today. "We aren't able to do the sidewalk repairs and fix the street lights as much as we want to."

If anyone reading this thinks Tony Wilkins will rise to the occasion,
they would likely be incorrect
as Tony played for the wrong team against City of Greensboro employees
along with Nancy Vaughan, Marikay Abuzuaiter, Mike Barber,
Jamal Fox, Nancy Hoffmann, Sharon Hightower and Yvonne Johnson
relative to the City's 457 retirement plan fees
for Jim Westmoreland and Mary Vigue

the exaggerated expected investment returns have allowed governments to promise workers pensions at levels that aren't sustainable.

"The public pension system model is all about pushing costs to the future," Nation said. "No one has been paying attention. Now it's caught up with them."
