Is DH Griffin Jr Building A Megasite Right Under Robbie Perkins' And Roy Carrolls' Noses?

The Triad Business Journal announced today that DH Griffin Companies has completed a deal to buy the Carolina Corporate Center located south of Interstate 40 and west of Village Road. It's only 150 acres but the site and the surrounding land, 570 acres, has been selected as " the top-ranked site in Greensboro for industrial development." They even say it could eventually bring 6000 new jobs.

And Roy Carroll doesn't own it and Robbie Perkins will not be representing properties there.

It's said $11.7 Million Dollars would be needed to extend infrastructure but that is less than half the estimated cost of running a single water line to the Randolph County Megasite Mayor Robbie Perkins has been pushing. And because the property is not actually located within the Greensboro City Limits they could opt to buy water from the City of Burlington as Gibsonville and other parts of eastern Guilford County already do.

No word on whether or not DHG has secured deals to buy the other properties but a quick check of Guilford County property records indicates that only about a dozen or so-- maybe 20-- property owners are involved. And seriously, would they have issued the press release if the deals weren't done? Why would anyone want to put an automobile plant way out in the middle of nowhere when the top ranked site is within sight of the freeway?

I don't know David Jr but I do know David Sr. And I'm betting that if Jr is anything like as smart as Sr he's already got some big players lined up and waiting to move in. It could even be the DHG companies themselves. And who wants to bet that it's up and running and leasing new tenants before Robbie and Roy can finish building Birch Creek Business Park. Shoot, it wouldn't surprise me to see DH locate his first steel mill there. I know he's itching to own one. But he's a smart man and he'll only build what makes money.

Robbie Perkins used to be spoken of highly inside the offices of DH Griffin. Now they rarely speak his name at all. But alas, as Mayor Robbie Perkins is now learning, when you build your business on screwing the wealthiest developers in town you soon find yourself buried under the weight of all that cold hard cash that was never yours to begin with and only weighs you down.
