Property Owners: Don't Get Ripped Off On Those Megasite Properties

Are you a property owner near Liberty or Gibsonville, North Carolina interested in knowing how much you should be getting for your property. Liberty resident and Greensboro attorney Alan Ferguson has been doing the research on how much companies pay for properties and sends me the following:

"Here is some interesting information to have if you are approached by an agent for Alpath Capital or anyone else posing as a buyer for our land.  This is pricing information I have come across regarding some well-known megasites and the costs of buying the tracts per acre. The first number is the cost paid, when paid.  The second number is that cost translated into 2013 dollar values:

Volkswagen, Tenn.; $60,000; $65,176.15 in current dollars
Mercedes, Ala.; $31,055.90; $50,264.78 in current dollars

Kia, Georgia; $15,493.59; $17,974.18 in current dollars
NC Ports Authority, NC; $50,000; $58,005.21 in current dollars
Mid-Atlantic Manufacturing Center, Va.; $32,362.00; same
Carolinas I-95 Megasite, Dillon, SC; $25,000; same
Carolinas I-77 Megasite, Chester, SC; $34,500; same
Sewell Site, Ala; $20,000; same
South Alabama Megasite, Ala.; $25,000; same.

It is interesting that the highest price paid was by the BMW project. This is the only one of these of which I am aware, that was bought by a company looking for land, finding what it wanted and then negotiating with property owners.  In other words, the way it ought to be to assure fair treatment to rural property owners.  (The second highest, NC Ports, was sold by a big drug company which knew what they were doing. As you see, they got the second highest price in this list.)"

I also find it interesting that local economic "gurus" are suggesting we give away the 860 acre Guilford County Prison Farm (Project Haystack) worth (based on the figures above) somewhere between $14,457,640 and $58,936,660 and didn't bother to count that into the over $100 Million Dollars in incentives they're planning on giving away.

"Sorry for another message today, but you need to know these things.  Since we all know of H.R. Gallimore, here's one of his commercial listings for "undeveloped" property near Randleman, which he calls a"great industrial location".  It is on a two-lane road, with no rail and no improvements, and he's got this one listed at $28,571.43 per acre.  This is one of the best examples yet of what we have been talking about for months.
