Budd and Nick, Wheelers And Dealers

As first reported by Ben Holder, $200,000 has been stolen by the Greensboro Parking Group, a company with no business license and apparently no one plans to do anything about it, I assume because the owners of the company are closely connected to Greensboro City Council through Councilwoman Nancy Hoffman who is a partner in  South End Partners LLC, a joint venture between herself, Nick Piornack and Jim Budd.

Some of James Budd's and Nick Piornack's former partners include  Leigh Benoliel, Clark East and Blaine East of LandCoreGroup formerly Landcore Commercial Realestate LLC. in Raleigh, NC.  One of their companies, Camel Saddle Properties LLC, whose partners include Lucas M Andrew and Bobby Allen Branch of Sanford, North Carolina is currently listed as under review by the North Carolina Secretary of State.

Mr Budd and Blaine East were also partners in several other failed ventures including Landcore Entertainment in Raleigh, WILMINGTON COMMERCIAL PROPERTY PARTNERS, LLC located at 106 Barnhardt St. in Greensboro and Fairway Village Partners, LLC, a shopping center in Pinehurst with it's office listed as 106 Barnhardt St. in Greensboro,

Mr East also ran the failed Davis Drive Village Partners, LLC, an Apex, North Carolina project from the same Greensboro address where Nick Piornack is said to run The WORX Restaurant. Sure must be crowded in there. As a matter of fact, the number of so called businesses and partners that have gone in and out through the Barnhardt Street location over the course of the last few years has been staggering to say the least. Fact is: I haven't even scratched the surface in this little blog post.

Did no one see it coming? From the Business Journal, Jul 19, 2010:

"Now buyers are moving closer to purchasing Rhyne’s buildings.

Nick Piornack, managing partner for Momentum Development Partners in Raleigh, said his company plans to buy the 109-111 W. Lewis St. and the 532-536 Elm St. properties from Rhyne by a target date of Aug. 17. Momentum plans to open two restaurants in the Lewis Street building and one in the Elm Street location.

Piornack said the purchase has been delayed due to issues related to keeping tenants lined up and raising equity, but “we hope to pull this off within the next 30 days.”

Like I wrote before, robbing Peter to pay Paul is how these guys do business. They don't have money to invest, they simply move money from one victim to the next.

What I find most interesting of all is the fact that their new partner, Nancy Hoffman, a full time professional recruiter working for for Reffett Associates, who seeks out top level management employees for Fortune 500 companies, never saw through the facade. Nancy Hoffman managed to find herself a partner with men with criminal histories, strings of failed business ventures and almost a $Million in law suits hanging over their heads-- how? Perhaps Greensboro City Councilwoman Hoffman never wanted to see through the facade?

And here's a question for you: Why is Nick's wife, Marian Carol Piornack's removal from the loan Guaranty List   a condition of modifying the contract after the money was paid out by the City of Greensboro? Is Carol fed up with Nick's wheeling and dealing? Protecting herself from his scams?

My thanks to Ben Holder for bringing more attention to the scam I saw coming over 1 year ago. Ben Holder has done this city a great favor. Greensboro is watching you Jim Budd, there's no place you can hide.
