As you know, NERPO held a special membership meeting this past Tuesday. At that meeting, Sam Simpson, the agent hired to again make offers for land out here, again presented the case for the project. As I have told Mr. Simpson, he was the first person in this entire process to approach us honestly and openly. Most of us there thought the meeting went well and left believing we had left an accurate impression of the level of opposition to this project in our area.Catherine Carlock of the Triad Business Journal was at our meeting also. Her report is in today's edition. It is notable for getting into print some of the pricing information we have been shouting about for months--$41,000+/acre for BMW in South Carolina in 1992 (over $68,500/acre in 2013 dollars) and $41,275/acre for the Chatham-Randolph site near Siler City. She also reported that the entity which will be attempting to take title to these tracts is "NC Megasites LLC". The link to the complete story is below.As we have been saying for months, if we are as valuable as they say, then we should be paid on levels comparable to others with similarly valuable properties. NC Megasites LLC is not buying farmland. They are buying a heavy industrial site, which is essentially the same as that purchased by BMW in 1992 in rural Spartanburg County, South Carolina. The price paid there in 2013 dollars applied to our property is $139,055,000. The total cost being offered per average acre here would be about $22 million.That is less than 16% the value of the BMW property, for the same advertised use!
