MOMENTUM COMMERCIAL BROKERAGE, LLC 106 BARNHARDT STREET, GREENSBORO NC 27406 Here he lists the actual business address as 345 MARTIN LUTHER KING JR DRIVE, GREENSBORO NC 27406-- a rented house-- and his partners as ROBERT BATES and NICK PIORNACK 3512 STONEGATE DRIVE, CHAPEL HILL NC 27516. I wonder if the City of Greensboro granted Mr Budd a Business Privilege License for 345 Martin Luther King Jr Drive being that is listed as a residential property?
And I can't help but wonder, since Mr Budd and Mr Piornack are now operating a commerical real estate brokerage firm, do either of them actually have a real estate brokerage liscense? You see, I couldn't find any listing.

Mr Budd's Linked-in and Facebook profiles list a few more ventures that don't reflect his having any part at the Secretary of State website-- at least none that I could find.
On Sunday, March 24, 2013 I wrote of possible connections between James Budd and the Gambino Crime Syndicate. Did anyone from the City of Greensboro or the local media check it out or is Mr Budd yet another Rocco Scarfone hiding out in Greensboro, laying low and laundering money?
I'm speculating Robert Bates got out because he figured out Jim Budd has graduated from drug runner to real estate/restaurant confidence man. Is Nick Piornack his newest target? Or would that be Nancy Hoffmann? Does the City of Greensboro run criminal background checks on the people they loan hundreds of thousands of taxpayer dollars to? I asked in March, they were given the money months later, did anyone check?
It needs to be remembered that Zack Matheny and other Greensboro City Council members read this blog daily to learn the latest I've written about them. Zack has admitted as much in e-mails.
And of note is that most of Mr Budd's ventures are belly up. It's hardly a wonder folks are worried that he can't afford to finish the project downtown-- robbing Peter to pay Paul appears to be his long standing Modus operandi. From Wikipedia:

Nick Piornack
Previously I wrote of how Councilwoman Nancy Hoffman appointed her business partner, NICK PIORNACK to the Board of Directors of Downtown Greensboro Inc. Then she got DGI/City tax dollars to fund her own building.
Next we learn of loans they weren't supposed to get-- incentives they never qualified for but claimed they qualified for and asked to receive-- fraud. Then the City paid.
And here's an interesting note: From the February 5, 2013 Greensboro City Council Meeting when Council passed the "Good Repair Ordinance" for which Jim Budd and Nick Piornack's partner Councilwoman Nancy Hoffman has recently been in the news for violating:
"Nick Piornack, 106 Barnhardt Street, spoke to his company’s revitalization and investment of a Downtown property; difficult marketing opportunities for Downtown due to neglected properties; and stated he was in favor of the amendments. "
Councilwoman Hoffman wanted to make the ordinance even tougher than it is. She thought a huge infusion of City tax dollars would give her a jump on the competition and allow her to buy up those properties that couldn't comply. She made sure her business partner testified in favor of a tough ordinance. Funny how it comes back to bite you, isn't it Nancy?
According to the Guilford County Register of Deeds, 106 Barnhardt Street (The Worx Restaurant) is owned by FACE OFF LLC of 4766 MELVINA DRIVE GREENSBORO NC 27406. The NC Secretary of State list the owners of Face Off LLC as Robert Michael Conroy and Donna Gray Buchannan both of 4766 Melvina Road. The listed managers are Robert M Conroy and Wrenchel Stokes. And they're deliquent to the tune of $7,549.10 on that one piece of property. I don't know if Road or Drive is correct as both are used in the State filings.
How is it that every time I start digging I find yet another tax delinquent owner of yet another piece of downtown Greensboro real estate? Could it be that with 50 years of sinking money into downtown redevelopment, it still hasn't worked or are they all really just a bunch of crooks refusing to pay their share?
The Secretary of State lists Nick J Piornack, James R Budd and Sherman R Lyle of Clemmons as owners of The Worx-Gso, LLC with Nick J Piornack as the registered agent.
Nick Joseph Piornack is also registered to the following businesses, most belly up as well:

Nancy Hoffmann
As I pointed out in Nancy Hoffman's City Council Disclosure Form not everything is as it seems. (I recommend you read it as it is extensive.) For example: one of her many businesses, South End Partners LLC lists Nancy Hoffmann as the sole proprietor of the business in the filings prepared by Desmond G Sheridan but if she is the sole proprietor then why use the name "Partners" if not to deceive?
As a matter of fact, the Councilwoman's disclosure form disclosed so little it was of no value what so ever and reinforces why Mayor Vaughan refused my public attempts to make disclosure mandatory earlier this year.
James R Budd is a regular reader of this blog and member of Real Progress For Greensboro having read almost every day since I first posted about him on Sunday March 24, 2013: If you're not already a member there I recommend you join and demand answers from Mr Budd and others. It's time he, Mr Piornack and Councilwoman Hoffmann came out of hiding, took reporters' telephone calls and started answering questions: Pronto! Or get the Hell out of Dodgeboro!
And Ms Hoffmann, I know more than I'm telling... yet.
